Condition Monitoring - University Halls of Residence

As part of the planned maintenance programme, thermal imaging (condition monitoring) surveys were completed. These were undertaken at safe distances as required by Health & Safety regulations and highlighted several areas which required closer inspections.

Visual inspections of these areas then revealed failing components which if they had not been repaired could have resulted in a loss of power to more than 100 residences or if left undetected, a fire risk to the block.

This method of inspection minimised the need for system isolation and shut down and most importantly quickly identified defective components requiring maintenance which would not have been picked up by visual inspection at required safe distances.
